America’s Finest Home Inspections specializes in pre-purchase and pre-listing inspections, as well as pool/spa inspections. We also complete pre-purchase and pre-lease inspections for commercial buildings.

It’s important to choose a home inspector who is certified and insured, who is thorough and honest. Inspections take anywhere from 2 to 3 hours depending on the size of the home.

Below are general checklists for each inspection. Additional checklists may be required depending on the situation of any given home inspection.

**It’s important to note that a certified home inspector is not qualified to check the operational status of pool equipment such as pumps, filters and cleaning devices. Contact a certified pool service provider for a detailed inspection of pool equipment.

Pool/Spa Inspections

  • Check the general operating condition of the pool
  • Visually check the condition of the pool liner
  • Visually check the condition of the walls and floor of the swimming pool
  • General condition of the circulation pump(s)
  • General condition of vacuum pumps, cleaning apparatus, and water  conditioning equipment
  • General condition of any pool heaters that are present
  • Check skimmers and drains for any obvious damage or defects
  • Verify that any pool chemicals in the area are safely stored
  • Check for the presence of, and condition of any rescue equipment in the pool  area
  • Check the condition of all ladders
  • Check that the pool is in full view of the home with no obstructions
  • Verify all pool lighting is secure
  • Verify that the pool is properly fenced
  • Verify that pool fence latches are on the inside of the fence
  • Check the pool safety fencing and latches for proper height
  • Verify proper water levels
  • Check for any unnecessary protrusions
  • Check the condition of all walkways and sidewalks near the pool for defects
  •  Check for proper rain water drainage around the pool
  • Verify that all pool equipment is protected by a GFCI to prevent shock or electrocution
  • Verify that all overhead electrical wires are at the proper height, and that they are the proper distance from the pool area
