We walk or scope the roof covering, flashings, penetrations, and drainage, then document the remaining service life you can plan around.

Slab, raised, or hillside — we enter accessible crawlspaces and look for movement, moisture intrusion, and framing defects that affect stability.

Electrical Components

Service entry, panels, breakers, grounding, outlets, and fixtures are tested for safety and capacity for the way the home is actually used.

Plumbing Supply & Drains

Supply materials, functional flow, drainage, water heater installation, and seismic strapping — plus visible signs of past leaks.

HVAC System Check

Heating and cooling equipment is operated in season, with delta-T readings, filter and duct condition, and remaining equipment life noted.
